We use thermal cameras with every inspection. We carry moisture meters, monoxide detectors, and if we cannot get on the roof (yes, we still walk the roof), we use a drone to inspect at no additional cost. The return on your investment is high. The adage applies, “Never discount bungee jump, and don’t look for the cheapest brain surgeon.” The ROI or return on your inspection is high. You are often able to negotiate substantial repairs and price reductions for legitimate defects found during the inspection.

Yes. We use the same software that your realtor uses to schedule an appointment. It is called ShowingTime, and we always schedule the inspection through the listing agent, so they and the seller know when the inspection will be, and how long we plan to be there. We request four hours for the inspection. The typical inspection usually lasts 2.5 to 3.5 hours, but we always like to have a little more time if we run into something unusual. We never rush during the inspection.

Your realtor is always welcome to attend for all or part of the inspection. They do not need to be there to simply open the door for us. We arrange access through the listing agents and sellers and have lock box keys like they do

Many realtors like to come by near the end of the inspection for a summary. Usually, a good time to come for that is around the 2-to-2.5-hour mark of the inspection. Your inspector will be nearing the end of the inspection, and this is a good time to walk through things and get eyes on any of the deficiencies that are in the report.

We do inspections Monday through Saturday, with both morning and afternoon appointments available. You can use our online scheduler 24 hours a day to schedule your appointment. Our office is open Monday through Friday 8:00AM-7:00PM, and Saturday and Sunday, 10:00AM-6:00PM, where you can speak to our friendly staff. We have the report typed and delivered to you within 24 hours. Many inspection companies boast of having their reports typed up and completed within 30 minutes. Our reports typically take us ninety minutes to two hours to edit, add pictures and proofread before it is complete. Remember, our reports are used to substantiate deficiencies and defects that are found and allow you to negotiate hundreds if not thousands of dollars in repairs or price adjustments. Our reports are well-written, relevant, and documented with pictures and clear commentary.

Yes, and they are always included in the cost of your inspection. In Ohio this is called a Wood destroying insect (WDI) inspection, and the form required by both the state and most lenders is NPMA-33.

The wood destroying insects most prevalent in the Ohio area are termites, carpenter ants, carpenter bees, and powder post beetles. FHA and VA loans typically require a WDI inspection. We do provide stand alone WDI inspections for those refinancing through an FHA or VA loan.

Yes. We have been offering radon inspections for years. We use the most up to date Sun Nuclear Continuous Radon Monitors, that very accurately measure radon levels over 48 hours testing period. Real Estate transactions are the most common time homeowners test indoor radon levels.

Yes, we offer sewer pipe scopes. Older homes and vacant homes where the plumbing is not in use for a long period of time are more likely to have sewer pipe issues. The sewer mainlines or lateral lines are under the basement floor and yard, and unable to be visually examined. Having the sewer pipe scoped and examined with a camera is the only way to determine what condition this pipe is in, and if any damage or blockage is present.

Yes, all our inspectors are licensed and in good standing with the state of Ohio.

Yes, we still walk the roof for our inspections when it is safe to do so. 80% of the time or more we can safely access and walk the roof to examine the shingles, chimneys, gutters and any roof penetrations. If we cannot safely walk on the roof, we will provide a free drone inspection at no cost to the buyer. Drones are an effective and safe way to evaluate roofs that are too steep or high above the ground to safely access. Click here to see our drone photos.

Yes. You are welcome and encouraged to attend the inspection. This is a great time to learn about your new home, particularly if you are a first-time buyer. If you are an experienced buyer, and don’t want to or are unable to attend for the full three-hour inspection, you are welcome to come by towards the end of the

inspection, where the inspector walks you through the findings so you can put eyes on the issues that will be noted in the inspection report.
