Congratulations on purchasing your new Home! You have done so much to get to this point in the process, yet there is much more to be done. If you have signed the purchase agreement, the clock has begun ticking on your inspection period. This is where you are allowed to fully evaluate the house for any defects which up to this point might be unknown to you.
Where to start? A whole house inspection is so important when it comes to understanding what sort of condition this home is in. The main purpose for doing the inspection is to first and foremost make sure you are not buying a lemon. There are many horror stories told where a new homeowner moves in, to then find out about a serious foundation problem, a catastrophic roof leak, or a mold issue so dire that these items need to addressed immediately. Only now, you as the new homeowner are the one to bear the cost and burden of repairing these issues.
A thorough home inspection by an experienced ASHI certified and licensed inspector can identify these issues, and many others, before the home becomes your own. This is the time to know what sort of condition the house is in, when you are still able to negotiate with the seller any items that you would like corrected before the purchase contract is executed.
A whole house inspection looks closely at the main components of the home. Our Cincinnati home inspector is well trained, certified, experienced, and will closely evaluate the foundation for movement, cracking and water entry into the home. These areas also include Termite Inspection and Radon Inspections.
The roof is evaluated to see if there are shingles which are missing, cracked, or have slipped out of place. Home inspectors can also help to determine where the shingles are on their typical lifespan and the attic is evaluated to determine if there is any leaking visible from under the roof.
The furnace and air conditioning systems are operated to determine if they are functioning properly. The furnace is checked with a Carbon Monoxide detector to ensure that it is operating safely.
The plumbing system is evaluated by running a lot of water during the inspection. The tubs are filled to the overflow drain at the top of the tub to determine if they are leaking, and water is run through the faucets, showers, and toilets are flushed many times.
The electrical panel is opened to look for any unsafe wiring, such as scorched wires, undersized wires, and general handyman wiring that results in an unsafe condition.
All of the appliances are operated in the kitchen to determine if they are functioning and installed correctly. The rest of the inspection is simply taking our time and slowly walking around the home to evaluate things like siding, grading and landscaping effects on the home, windows and doors, etc.
On the inside we walk through the home room by room, opening and closing the windows to check and see if the springs keep the windows up, look for broken seals in windows, check the outlets with a tester to determine if they are wired correctly, and generally looking for signs of water entry around the windows, doors, and ceilings.
After the inspection, a very detailed computer report is generated with many digital photos that outline all of the findings from the inspection. With the report, you are able to go back to the sellers and request that certain items be fixed or perhaps provide you money back so you are able to fix the issues with the contractor of your choice. Most importantly, know that you are welcome and highly encouraged to be there for the entire inspection.
